Carl Carlsund leads the Northern Territory office of The Strata Professionals Group. His premise is straightforward: better managed buildings become more valuable buildings and happier communities — and that claim should be provable.
With 25 years’ in the Northern Territory, and 12 years working across the strata industry, as a unit owner, committee member, strata contractor and strata manager, Carl brings a depth of perspective that is rare in the sector. He understands what it looks like from every side of the table.
He spent five years at a large Darwin firm as a strata manager responsible for a mixed residential and commercial portfolio. During that time, Carl managed and contributed to over 100 strata-titled schemes. He oversaw complex compliance, maintenance, and governance projects. Before he entered strata management, he owned and operated a landscaping business serving strata clients across greater Darwin.
That combination of experience equips Carl well for the job. He has facilitated hundreds of general meetings and committee meetings. He has prepared budgets, struck levies, and reviewed financial statements. Carl has coordinated insurance renewals, and managed capital works and compliance programs from start to finish.
Carl has a Bachelor of Arts in Philosophy and Anthropology from the Australian National University. He also holds a Certificate IV and Diploma of Real Estate. He is also a licensed real estate agent in the Northern Territory. His studies shape how he thinks about his main duty. The strata manager's duty to help the Body Corporate protect, maintain and enhance the property’s long-term value, functionality and appeal, acting honestly and impartially throughout.

His focus is on demonstrating, with evidence, that transparent governance frameworks, funded maintenance cycles, regulatory alignment and sound financial management collectively improve a building's capital value, generate better returns for owners, and create a more desirable place to live.
